Deck types and configurations in Victoria, BC — what to know

Victoria yards vary a lot. Flat lots in town. Slopes in Rockland and parts of Saanich. Pick a deck type that fits the grade, views, and budget.

Ground-level (platform) decks

Sit close to grade. Often under 450 mm high (about 18"). Simple and budget friendly. No tall posts.
They still need drainage. Gravel under the frame helps. Leave gaps at edges so water can escape.
Permits are case by case. Lower decks may proceed without one, but always check with the City of Victoria before you start.

Raised (attached) decks

Built off the main floor and tied to the house with a ledger. Great for sun and views. More structure.
Expect permits if it’s higher than about 600 mm (24").
Guards are required once the drop exceeds 600 mm. Minimum guard height is 1070 mm (42") on decks, and 900 mm on stairs.
Flashing at the ledger is critical so water stays out of the wall.

Multi-level decks

Good on sloped sites. Shorter runs of structure on each tier. Nice zones for dining, lounging, or a hot tub pad.
More framing. More guards. Usually permitted like any raised deck. Plan your stairs and landings early so clearances work.

  • Joist tape on tops of joists and beams adds years in this climate.
