Attic Finishing in Saanich: what to know before you start

A lot of Saanich homeowners look to the attic for more living space — office, extra bedroom, playroom, even future rental potential. It’s a smart move, but it’s not just drywall and flooring. You’re working under the BC Building Code (BCBC) and local permit rules, so planning right up front saves headaches and rework

What usually gets in the way

Ceiling height

First check: headroom. Under BCBC Part 9, habitable rooms must meet Table 9.5.3.12.1 m minimum ceiling over the required floor area. If you’re short, options are typically reframing the roof, adding dormers, or lowering the floor — each needs structural review.

Getting up there

A pull-down ladder won’t pass. Finished space needs a permanent, code-compliant stair per BCBC 9.8. Stair sizing, landings, handrails, and guards all live there — and stair placement can affect the layout below, so we solve stair geometry early in design.

Insulation, air-sealing, and ventilation

Most attics are extreme — hot in summer, cold in winter. To pass and perform, we upgrade the building envelope and ventilation to BCBC 9.36 and 9.32 requirements, with special attention to air-sealing at knee walls, headers, and attic-to-wall transitions. Saanich’s inspection checklist calls these out during framing/insulation inspections.

Heating, cooling, and wiring

If your existing furnace wasn’t sized for the attic, we’ll extend ducts or add a ductless heat pump. Electrical work must comply with the BC Electrical Code and typically needs arc-fault protection on designated circuits. Electrical and gas installation permits are issued by Technical Safety BC — your licensed contractor usually pulls these.

Bedrooms need egress

Adding a bedroom? BCBC 9.9.10.1 requires an outside egress window or door that opens without tools and provides a 0.35 m² clear opening with no dimension under 380 mm. If a window opens into a well, keep required clearances; if the sill ends up high, we plan a permanent step or bench so it’s actually usable. BC Publications+2BC

Permits in Saanich — the quick version

  • Building Permit: Required to finish previously unfinished space or alter structure. Saanich now processes residential permits through its online portal.
  • Plumbing: As of Jan 6, 2025, plumbing is included in the Residential Building Permit — no separate plumbing permit for typical residential projects.
  • Electrical & Gas: Technical Safety BC issues these permits; we coordinate with licensed trades to pull and close them.
  • Structural changes: If we modify or add structural elements, Saanich may require Letters of Assurance (Schedules A/B) from registered professionals with the building permit package. We supply engineered drawings and handle the paperwork.
  • Inspections: Saanich books inspections through MySaanich — framing, insulation/air-barrier, final, and any plumbing inspections are scheduled in sequence.
