You’re working under the BC Building Code (BCBC) and local permit rules, so planning right up front saves headaches and rework
First check: headroom. Under BCBC Part 9, habitable rooms must meet Table 9.5.3.1 — 2.1 m minimum ceiling over the required floor area. If you’re short, options are typically reframing the roof, adding dormers, or lowering the floor — each needs structural review.
A pull-down ladder won’t pass. Finished space needs a permanent, code-compliant stair per BCBC 9.8. Stair sizing, landings, handrails, and guards all live there — and stair placement can affect the layout below, so we solve stair geometry early in design.
Most attics are extreme — hot in summer, cold in winter. To pass and perform, we upgrade the building envelope and ventilation to BCBC 9.36 and 9.32 requirements, with special attention to air-sealing at knee walls, headers, and attic-to-wall transitions. Saanich’s inspection checklist calls these out during framing/insulation inspections.
If your existing furnace wasn’t sized for the attic, we’ll extend ducts or add a ductless heat pump. Electrical work must comply with the BC Electrical Code and typically needs arc-fault protection on designated circuits. Electrical and gas installation permits are issued by Technical Safety BC — your licensed contractor usually pulls these.
Adding a bedroom? BCBC 9.9.10.1 requires an outside egress window or door that opens without tools and provides a 0.35 m² clear opening with no dimension under 380 mm.
